Privacy Policy
Published by Wessels Tax Advisors LLC, a Massachusetts limited liability company doing business as Wessels Realty & Tax Advisors. This Policy applies to wrtadvisors.com, w2taxcut.com, and northeast1031.com.
1. Who we are
This Privacy Policy describes how Wessels Tax Advisors LLC, a Massachusetts limited liability company doing business as Wessels Realty & Tax Advisors (“WRTA,” “we,” “us”), collects, uses, and discloses information through the websites we operate, including wrtadvisors.com, w2taxcut.com, and northeast1031.com (the “Sites”). Our mailing address is 53 Aaron Street, Melrose, MA 02176. You can reach us at matt@wrtadvisors.com or (617) 648-7413.
2. Information we collect
Information you give us. When you complete a form, request a guide, book a call, or contact us, we collect what you submit — typically your name, email address, telephone number, and information about your property, income, or tax situation that you choose to provide.
Information collected automatically. When you visit the Sites we may collect your IP address, browser and device type, pages viewed, referring page, and similar technical data, through cookies and comparable technologies.
Information from engagements. If you become a client, we receive tax and financial information through the engagement itself. That information is governed by our engagement letter, our professional obligations, and applicable law — not solely by this Policy.
Information Provided When You Otherwise Interact with Us. You may provide us with personal information when you email us, fill in forms, respond to surveys, participate in promotions, or research opportunities, communicate with our customer service teams, or use other features of our services. We may retain those communications to process your inquiries, respond to your requests and improve our services.
3. How we use information
- To respond to your inquiry and provide the guide, call, or service you requested
- To evaluate whether a strategy or engagement fits your situation
- To deliver, administer, and improve our services and the Sites
- To send you information about our services, where you have asked for it or where permitted by law
- To comply with legal, regulatory, and professional obligations
Providing Our Services. Our services perform many functions and give our customers tools. Use of your information is essential for these functions. We may also use your information to provide customer service. To protect you and meet our legal obligations, we use your information to detect and prevent fraud, abuse, security incidents, and other harmful activity, resolve disputes, enforce our terms of service and agreements with third parties, and conduct security investigations and risk assessments. Your information may ensure the technical functioning of our network, including creating and maintaining backups or other archival copies of your information and other related data.
4. Tax return information
Where we act as a tax return preparer, information you provide in connection with the preparation of a return is “tax return information” under Section 7216 of the Internal Revenue Code. We do not use or disclose that information for any purpose other than preparing your return, except as permitted by law or with your specific written consent in the form required by the regulations.
5. Text messages
If you provide your mobile number and consent to receive text messages, we may send you messages related to your inquiry or our services. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for assistance. Consent to receive text messages is not a condition of any purchase or service.
We do not sell, rent, or share mobile telephone numbers or text-messaging consent with third parties for their own marketing purposes. Mobile opt-in information is used only to deliver the messages you asked for and is shared only with the service providers who transmit them on our behalf.
6. How we share information
We do not sell your personal information. We share it only as follows:
- Service providers who operate the Sites and our practice on our behalf — including our customer-relationship platform, scheduling tools, email and hosting providers — and who are permitted to use it only to provide those services
- Professional participants in a transaction you have engaged us for, such as a qualified intermediary, lender, or brokerage, where necessary to complete the work and consistent with Section 4 above
- We may disclose your information to courts, law enforcement, governmental authorities, tax authorities, or third parties, to the extent we are required or permitted to do so by law or if such disclosure is reasonably necessary: (a) to comply with our legal obligations, (b) to comply with a valid legal request or to respond to claims asserted against us, (c) to respond to a valid legal request relating to a criminal investigation or alleged or suspected illegal activity or any other activity that may expose us, you, or any other of our clients to legal liability, or (d) to enforce and administer our Terms of Service or other agreements with clients. The disclosures may be necessary to comply with our legal obligations, for the protection of your or another person’s interests or to keep our services secure, to prevent harm or crime, to enforce, or defend legal rights, or facilitating the collection of taxes. We also reserve the right to disclose your information if appropriate or necessary to enforce our terms of use, take precautions against liability, to investigate and defend itself against any third-party claims or allegations, to protect the security or integrity of our services, and to protect the rights, property, or personal safety of us, our clients, including you, or others.
- A successor in connection with a merger, acquisition, or sale of assets
7. Cookies
The Sites may use cookies and similar technologies to operate, remember preferences, and understand usage. Most browsers let you refuse or delete cookies. Some features may not function properly if you do.
8. Retention
We retain information as long as needed for the purposes described here and to satisfy our legal, regulatory, and professional record-retention obligations. Our written records retention policy sets the following standard periods:
- Tax returns and the records supporting them — seven years from the filing date.
- Records that establish tax basis — closing statements, capital improvement records, depreciation schedules, cost segregation studies, and Section 1031 exchange files are retained for seven years after the property is disposed of, not seven years after a return is filed. Because a property may be held for decades, these records are held far longer than the general period.
- Carryforward records — where a return generates a net operating loss, a credit, or a suspended passive activity loss carried into later years, the supporting records are retained until the carryforward is fully absorbed, and then for seven years.
- Information not reached by a specific schedule — including inquiries from prospective clients who did not become clients, intake questionnaires for engagements that did not proceed, and documents supplied for work not taken forward — is disposed of no later than two years after we last used it, consistent with 16 C.F.R. § 314.4(c)(6).
Real estate and construction records are retained as required by applicable Massachusetts and New Hampshire rules.
9. Security
We use reasonable administrative, technical, and physical safeguards designed to protect the information we hold. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please do not send sensitive documents by ordinary email; ask us for a secure portal link instead.
10. Your choices and rights
You may ask us to access, correct, or delete personal information we hold about you, and you may opt out of marketing communications at any time by using the unsubscribe link, replying STOP to a text, or contacting us directly. Some information must be retained to meet legal and professional obligations. Depending on where you live, you may have additional rights under state or foreign privacy laws; contact us and we will respond as those laws require.
11. Children
Individuals under the age of 18 may not use our Services, and we do not intentionally collect information on individuals under 18, regardless of their residency. Incidental exposure to this information may be possible if our customers upload this information to our Services, or if it is inadvertently captured by our marketing organization. If you learn your child has provided us with personal information without your consent, please contact us in the Contact Information Section of this Policy.

We disclaim all liability from damages which may result from the accessing of a third-party site linked to our website, or from reliance on any information like this
